San Francisco's latest gold rush isn't in crypto or IPOs—it's in AI, and it's rewriting the city's housing math. NPR reports that the artificial-intelligence boom, centered in San Francisco, has triggered a surge of new wealth that's colliding with a long-standing housing shortage. Median home sale prices are up in the city about 25% over the past year, bidding wars are routine, and some listings are drawing dozens of offers, according to Paul Kitchen, a rep from real estate brokerage Compass. At the very top, even all-cash bids north of $25 million are getting turned down, prompting agents to talk about a new "mansion shortage" as AI executives in their 30s and 40s scramble to lock down family homes. "You have to laugh, just because it is so ridiculous and so beyond the pale," says Kitchen.

The rental market isn't an escape hatch, either. Young, highly paid workers can easily drop $10,000 a month on rent, and more typical earners describe apartment-hunting that feels like buying a house: people bidding up initial rents, lines down the block, and decisions to rent a place made sight unseen. Some potential renters are even making unusual offers to agents. "They have told me someone offered them a brand-new Samsung television, if they give them this unit at this rate," says RentSFNow's David Blosser of one of his real estate pals. Economists say the AI wave is helping push luxury prices nationwide and that San Francisco housing may see this type of "repricing" for years.
